499 SF stays below the school-fee threshold. It also stays in the City of San Diego’s smaller detached-ADU permit category. Other project charges can still apply.

749 SF stays below this size. Current state law also exempts an ADU at exactly 750 SF of interior livable space from the specified impact fees. Above 750 SF, those fees are proportional to the primary home’s size.
New detached ADUs generally require new solar, unless an exception applies. There is no single 499/749 SF solar cutoff. Climate zone, calculated system size and usable solar roof area matter. One exception is a required system smaller than 1.8 kWdc.
Fee thresholds use interior livable area; energy calculations use conditioned floor area. We confirm those measurements, the applicable code and local requirements during property review. These notes do not add fees to your displayed build estimate. Utility connection and capacity charges, plan review and other charges are separate.
